What a reconciliation package is for — and where your accountant takes over.

A reconciliation package is not a tax return

Year-end records summarize what happened in the book. A tax return interprets that summary for filing. The servicer produces the first; a qualified professional produces the second. Confusing the two is how lenders end up either over-relying on a servicing export or paying an accountant to do reconciliation the servicer already did.

Year-end record

The servicer's job: a complete, reconciled, frozen summary of what happened in the book.

Tax return

The accountant's job: interpreting that summary for filing, with income characterization and entity treatment.

What the year-end record contains

The record is the source data an accountant needs: interest earned and received by loan and by investor, capital contributions and returns, fees and adjustments, and a reconciled ledger and trial balance for the year. It answers "what happened," completely and consistently, so the return can be built on facts rather than estimates.

Why it should be frozen

Once the year is reconciled, freeze it. A year-end figure that can still move is not a year-end figure — it is a draft. Freezing means the numbers you hand your accountant in February are the same numbers if anyone re-opens the file in July, which is exactly what an audit or a partner question requires.

A short reconciliation

Before you hand off, the year should foot: the sum of monthly interest earned per investor equals their annual total; borrower interest equals investor interest plus servicing spread across the year; and the general ledger ties to the trial balance. If Lumen's twelve monthly interest figures sum to their stated annual interest, that position is clean. Catch the breaks at year-end, not in the return.

Where the accountant takes over

Characterization of income, entity-level treatment, depreciation and basis questions, and the actual filings are professional work that depends on facts outside the servicing record. The servicer's job ends at a clean, frozen, reconciled package; the accountant's begins there.
